General Questions

What services do you offer?
We offer house washing (soft wash), roof soft washing, concrete and driveway cleaning, deck and fence washing, gutter cleaning and brightening, commercial pressure washing, and fleet washing. We serve residential, commercial, and fleet clients across Union, Franklin, Delaware, and Logan counties in Central Ohio.
Are you licensed and insured?
Yes. Buckeye Wash Co. is fully insured with general liability coverage. We carry coverage that protects your property throughout every job. We're happy to provide proof of insurance upon request before any work begins.
What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water (1,500–4,000 PSI) to clean hard surfaces like concrete, brick, and stone. Soft washing uses low pressure (60–100 PSI) combined with biodegradable cleaning solutions to safely clean surfaces that would be damaged by high pressure — like vinyl siding, roofing, painted surfaces, wood, and stucco. We use the right method for each surface on your property.
How long does a typical job take?
It depends on the scope of work. A standard house wash takes 2–4 hours. A roof soft wash is typically 2–3 hours. Driveway and concrete cleaning runs 1–3 hours depending on size. Larger jobs combining multiple services may take a full day. We'll give you a time estimate when we provide your quote.
Do I need to be home during the service?
Not necessarily. As long as we have access to an outdoor water spigot and know which areas to clean, you don't need to be present. Many of our customers leave a gate code or instructions and we handle everything while they're at work. We'll contact you when the job is complete.

How much does pressure washing cost?
Pricing depends on the service, square footage, surface condition, and access. As a general range: house washing typically runs $200–$500+, roof soft washing $300–$700+, and driveway cleaning $100–$300+. Do you offer free estimates?
Yes. All estimates are free and come with no obligation. Submit a quote request online or call us directly. We may ask for photos, address, and some details about the surfaces to be cleaned, which allows us to provide an accurate estimate without always requiring an in-person visit.
Do you charge by the hour or by the job?
We price by the job, not by the hour. You'll know exactly what you're paying before we start — no surprises. Our pricing is based on the scope of work, surface type, and condition of the areas to be cleaned.
Do you offer discounts for multiple services?
Yes. Bundling services (like house washing + driveway + gutter cleaning) typically results in a lower per-service cost than booking each separately. We also offer volume pricing for property managers and commercial clients with recurring needs. Mention bundling when you request your quote.

Services & Process

Is soft washing safe for my roof?
Yes — soft washing is specifically designed to be safe for asphalt shingles, tile, and metal roofing. We use low-pressure application (60–100 PSI) and biodegradable cleaning solutions that kill algae and mold at the root without damaging the surface. Major roofing manufacturers including GAF and CertainTeed recommend low-pressure soft washing as the only approved cleaning method.
What are the black streaks on my roof?
Those streaks are caused by Gloeocapsa Magma, a cyanobacteria (blue-green algae) that feeds on the limestone filler in asphalt shingles. It thrives in Ohio's humid climate and spreads via wind and rain. Soft washing kills the algae at the root, removes the dark staining, and slows regrowth. Left untreated, the algae accelerates shingle deterioration and shortens roof life.
Will pressure washing damage my siding?
Not when done correctly. We soft wash all siding — vinyl, wood, fiber cement, stucco, and brick — at low pressure (60–100 PSI). High-pressure washing can crack vinyl, loosen seams, and force water behind panels. Our process uses the right chemistry to clean safely without structural risk.
How long will the results last?
House washing results typically last 12–18 months before mold and mildew noticeably return. Roof soft wash treatments last 2–4 years (shaded roofs may see faster return). Driveway cleaning lasts 1–2 years depending on traffic and weather. Regular maintenance keeps your property in top condition and prevents buildup from becoming severe.
Are your cleaning solutions safe for plants and pets?
Yes. We use biodegradable, environmentally responsible cleaning solutions. Before cleaning, we pre-wet surrounding plants and landscaping to dilute and protect them. After cleaning, we rinse the area again. We recommend keeping pets inside or in a separate area during cleaning and for 30–60 minutes afterward as a precaution.
Do you clean windows?
Window washing is not a standard service, but our house washing process will clean window frames and sills as part of the exterior wash. If you need full window cleaning, we can recommend a provider.

Scheduling & Availability

How far in advance should I book?
During peak season (spring and early summer), we typically book 1–2 weeks out. Off-peak months (fall and winter) often have availability within a few days. We recommend booking early in spring to secure your preferred date. Call us or submit a quote request and we'll check current availability for you.
What's your service schedule?
We operate Monday through Saturday, 7:00 AM to 6:00 PM. We do not schedule jobs on Sundays, but we respond to inquiries and quote requests 7 days a week.
Do you work in the rain?
Light drizzle doesn't stop us — in fact, exterior washing works fine in overcast or lightly wet conditions. We do reschedule in heavy rain, thunderstorms, or high winds for safety and quality reasons. We'll communicate with you before your scheduled date if weather requires a change.
How do I reschedule or cancel?
Call or text us at (937) 243-7104 as early as possible. We ask for at least 24 hours notice for reschedules when possible. We understand schedules change — just communicate with us and we'll work something out.

What areas do you serve?
We serve Union County (Marysville, Plain City, Richwood, Milford Center), Franklin County (Columbus, Dublin, Hilliard, Westerville, Powell, Upper Arlington, Grove City), Delaware County (Delaware, Powell, Lewis Center, Sunbury, Galena), and Logan County (Bellefontaine, Russells Point, Lakeview, West Liberty). If you're in or near these areas, contact us — we may be able to accommodate.
Is there a travel fee?
For most locations within our standard service area, there is no additional travel fee. For jobs at the outer edges of our service radius or in areas requiring significant drive time, a small travel fee may apply. We'll let you know on your quote if this applies.
Do you serve commercial properties?
Yes. We work with commercial property owners, property managers, HOAs, and businesses across Central Ohio. We offer flexible scheduling — including early mornings and weekends — to minimize disruption to business operations. Contact us for commercial pricing and availability.
